Tellapur is almost entirely new construction and the closest major corridor to our base. Most homes we are asked about here have just been handed over — bare walls, one power point in the wrong place, and a possession date that already slipped twice.
Tellapur has grown faster than almost anywhere else on the western side of Hyderabad, and nearly everything here is new. The homes we are asked about are usually within months of possession, which means we start from a bare shell rather than working around someone else’s decisions.
Handover-condition flats have a consistent set of problems. Walls are rarely true, which matters when you are fitting a nine-foot wardrobe run against one. Electrical points were positioned before anyone knew how the room would be furnished. And the balcony throws hard light across the living room wall through the afternoon, which decides where the television can and cannot go.
We measure and plan against the flat as built, not against the builder’s drawing. The two are rarely the same, and the difference is what causes a wardrobe to arrive forty millimetres too wide.
Because these are new buildings, whole floors often take possession together. We have delivered multiple units in one building before and can work to a repeatable specification where several flats are being done at once — useful if your neighbours are in the same position, and usually better value for everyone.
Being ten minutes away matters more than it sounds. Site visits happen the same day, and if something needs checking mid-build we are there rather than scheduling it for next week.
