Established flats, dense and well connected
Manikonda filled up early and kept filling. Flats here range from a decade old to brand new, and a good share of our enquiries are refits rather than first fit-outs.
Manikonda was one of the first areas on this side of the city to fill with apartments, and the housing shows its age in a useful way — you can see what has lasted and what has not.
Ten-year-old joinery usually fails in the same places. Shutters warp before carcasses do, sliding channels give out before hinges, and internals designed for a different life stage stop matching what the family owns. Often the carcass is sound and only the shutters and internals need replacing, which costs a fraction of a full rebuild. We will tell you when that is the case rather than quoting for everything.
Access is the other Manikonda factor. Many buildings here are mid-rise with tighter lifts and narrower stairwells than the newer towers, so panel sizes and delivery timing get planned at the site visit rather than discovered on the day.
We take on refits in vacant flats — between tenants or before you move back in — which keeps the work clean and the schedule predictable.
Three things we commit to on every project, whatever its size.
Every refit quote follows a site visit. We check what is behind the existing joinery and quote against what is actually there.
Made in our workshop and assembled in your flat, so a room is back in use in days.
You see what each element costs, so you can stage the work over time if you prefer.
Complete homes, or a single room if that is where you want to start.

Shutters and internals replaced on a sound carcass where that is the sensible answer, or a full rebuild where it is not.

Replacing a first-generation modular or civil-built kitchen, working around fixed services.
Often yes. If the carcass and civil work are sound, replacing shutters, internals and finishes costs far less than starting again. We tell you honestly at the site visit.
It affects panel sizes and delivery timing, not whether we can do the work. We check the access at the site visit and plan around it.
Yes. Because the quote is itemised you can stage the work, though doing it together is usually cheaper per room.
No. We take on vacant flats only, which keeps the finish clean and the schedule predictable.
